Pacific Beach Second Story Addition This Pacific Beach home, located just a couple blocks from the beach, was once a small, traditional single-story beach bungalow. At an original size of 1246 sq. feet, the home lacked space for this growing family. The goal was to not only expand the existing footprint of the home, but to add a second story addition that would nearly double the square footage and usable living space while still maintaining their backyard. The first floor was entirely reworked to create an open concept floor plan featuring a new kitchen and expanding the size of the bedrooms and bathrooms. The new second story created space for a master suite, dedicated music room, and in-home laundry room. From a design perspective, the clients had long dreamed of a traditional Craftsman look. To achieve this, our team incorporated traditional elements of Craftsman architecture including gabled rooflines, overhanging eaves, a front porch, tapered columns, and exposed rafter details. Additionally, the client’s existing detached garage was remodeled to reflect the overall look and feel of the new design. An interesting aspect to this project was that the house was located in the Coastal Overlay Zone which typically would require going through the Coastal Development Review that, on average, can take approximately 12-18 months and incur costs upwards of $15,000. Our team was able to design this project to maintain 51% of the existing walls which allowed us to proceed with construction in a “Coastal Exempt” status.
